OVERSUPPLY = PRICES TOO HIGH!

 

Wow! 20 available units more than a year after opening??!! Can you spell money-loss bloodbath??!

I have to say that I definitely fell in love with 5th and Madison.

As the ?hidden gem? in the heart of downtown, I love the location, finishes and floorplans and have been eyeing #405 myself (currently at $425k/ 808SF).

The 05 floorplan is on the southeast corner of the building and has a very open view of the city, park and the First United Methodist Church? on 5th, with 808 square feet, wall-to-wall windows, lots of storage (beware- you build out your own closets!), high ceilings, spacious bedroom/living rooms and an open kitchen? One of my clients is set to close and I am sure he will love living there!

Nothing like paying a premium price and having office workers working 25 feet from all your windows and looking in. What a joke at these prices - no wonder they still have 15 for sale years after going on the market. Meanwhile more and more condos keep coming on the market and prices keep on falling... Sounds 'Sophisticated and Serious', or maybe not too smart...

Sophisticated & Serious

 

I’ve always been a big fan of this building. Mostly because the finish levels are very well done, the amenities are few but well done but mostly because the location in the retail core is more conducive to my lifestyle than belltown situated further north. 5th & Madison, is just blocks away from the 5th Avenue Theater, SAM (Seattle art museum), three multiplex theaters, and some of the area’s top restaurants and hotels for when guests come to visit. Oh, and the library is just across the street which if you’re not into reading, is fun to look at.
The fitness center is kind of small but the equipment is at par with expensive health clubs. There is a very nice community room with a flat panel TV and kitchen area. Though that is a nice feature, I just can’t imagine hanging out there. Just off the community room is an outdoor patio area with a BBQ which might be nice when I’m itching for that Porterhouse that happens every couple years.

All in all, I give 5t

One of the Favorites

 

5th & Madison is one the favorites that I've seen so far. The huge, open lobby is luxurious and welcoming, and the concierge at the front is very friendly (24-hour concierge service began in early June). Like most condo buildings, 5th & Madison has a huge terrace and recreational area with lots of light. A few features that make this building unique, however, are the animal potty area and the guest suite. The animal potty area is located on the amenities floor and offers convenience for owners who don't want to walk outside during the evening. The guest suite is also located on the amenities floor and is $100 per night. Other great things about this building are its proximity to the freeway, numerous bus lines, and the King County Library right across the street.
